Real Estate and Land Register


 

We provide comprehensive legal support in all real estate transactions – including the purchase and sale of property, contract drafting and review, verification of legal title, assistance during negotiations, tax advisory services, and registration with the Land Register.

Commonhold (Condominium) Establishment: We assist in the legal structuring of commonhold ownership, including the preparation of necessary documentation and the implementation of procedures to define the legal status of individual units within a building.

Agricultural Land: We advise on the purchase, sale, and lease of agricultural land, and provide support with obtaining consents and the relevant administrative permits.

Land Register: We handle entries into the Land Register, verify legal ownership and encumbrances, and assist in rectifying any irregularities or discrepancies in registration.

Co-ownership: We provide legal assistance in regulating relationships between co-owners, drafting co-ownership agreements, resolving disputes, and dividing jointly owned property – whether in kind, through civil division, or by establishing commonhold ownership.

Property Management: We advise on legal matters related to the management of buildings and other real estate. This includes drafting and implementing contracts with property managers, preparing co-owners’ resolutions, and representing either co-owners or managers in non-contentious court proceedings, in accordance with housing legislation.

Representation in Litigation and Non-Contentious Proceedings:

We represent clients in all types of real estate disputes, including issues of ownership, boundary disputes, easements, and inconsistencies in Land Register entries. We also support clients in resolving co-ownership conflicts and asserting or defending property rights, including easements and other real rights.

In addition, we provide legal support in non-contentious proceedings related to real estate management. This includes regulating the rights and obligations of commonhold co-owners, addressing the duties of property managers, preparing co-owners’ resolutions, and resolving internal disputes. We also advise and represent clients in proceedings concerning the designation of commonhold land and the establishment of commonhold ownership (in accordance with the ZVEtL-1).
